PROJECT: Community Resource Centre and Retail Units
SUMMARY: In 2013, Triangle was appointed to prepare a masterplan to underpin proposals to regenerate the non-residential core of a suburban estate on the edge of Rochdale, a neighbourhood of significant deprivation. The core contained a number of shops – all of which were in a state of disrepair and many of which were disused – some of them now providing much-needed community services. The masterplan included the re-development of this core area to provide new shops and a bespoke community resource centre and following approval of these proposals and the ring-fencing of appropriate funding, Triangle was commissioned to take the outline proposals forward to detailed design and delivery stage. The current scheme includes a 750 square metre Community Resource Facility, providing accommodation for a wide range of support, advice and training services, together with 8 new retail units which include a dentist, a pharmacy and a post office amongst others. The Resource Centre will also include a community café and a main meeting hall for up to 100 people and extensive changes to the local public realm will be delivered as part of the approved design proposals. The changes to the public realm will provide a new public square and significant new sites for further development, including a new Healthcare Centre.
SERVICES: Full design services from inception to planning submission, which will be made in early 2015, following which Triangle will be novated to a selected Contractor to prepare all construction drawings.
Pre-design services included a masterplan for the wider area, which also incorporated a new Healthcare Centre and involved extensive liaison with the local community and Rochdale MBC.
